Terms and conditions — The Fine Print (but still worth a read)

Yes, it’s the paperwork part. These are the simple rules that keep your stay smooth, safe, and lovely for everyone. They cover booking and payment, cancellations and refunds, check-in and check-out, house rules (pets, smoking, parties), damage and security deposits, and what happens if life throws a curveball (weather, maintenance, unexpected events). Reading them now saves awkward conversations later — promise.

 
  • Booking Flexibility & Cancellation Policy

    We understand that plans can sometimes change. We aim to be as flexible as possible while also protecting our small business.

    Changing Your Date

    • More than 21 Days Out: You may change your booking date free of charge up to 21 days before check-in, subject to our availability. We will simply charge or refund any difference in the nightly rate.

    • Within 21 Days: Unfortunately, changes made within 21 days of arrival are not permitted, and the full cost of the original booking will be charged.

    Cancellations

    • More than 21 Days Out: Cancellations made more than 21 days before arrival are eligible for a refund, less a small $100 administration fee.

    • Within 21 Days: Cancellations made within 21 days of your check-in date are non-refundable.

    Important Notes

    • Early Departure/Unused Nights: Should you need to cut your stay short for any reason, we are sorry to hear that. Please note we are unable to provide a refund for early departures, unused nights, or any variation that would breach our minimum nights stay policy.

    • Booking Changes Limit: We allow for one date or booking change per reservation. Following that initial change, the booking becomes final, and no further changes or refunds will be granted.

    • Exceptional Circumstances (Force Majeure): If an unforeseen event beyond our control (such as government travel bans or natural disasters) prevents your stay while we remain operational, your booking is not eligible for a monetary refund. Instead, we will issue a full credit voucher for the value of the booking, valid for rebooking within 12 months.

    To Request a Change:

    Please email us at hello@sweetbyandby.com.au to request any changes to your booking. Our team will respond promptly to assist with date adjustments, cancellations, or special requests.

    If you are eligible for a refund, it will be processed directly back to the payment method used at the time of your booking.

    To ensure your stay is as comfortable as possible, please review our terms and conditions below. Please note that payment for your booking constitutes acceptance of these policies.

    General Policies

    • Adults Only: Our property is strictly for guests aged 18 and over, with a maximum occupancy of two people. No additional guests or visitors are permitted without prior approval.

    • Visitor Responsibility: The registered guest is responsible for the conduct and compliance of any approved visitors while on the property.

    • No Pets: We maintain a pet-free environment. Unauthorized pets will incur a $400 additional cleaning fee.

    • No Smoking/Parties: Smoking is prohibited inside the building and within 5 metres of the exterior. If smoking outside this zone, please ensure all cigarette butts are extinguished and disposed of in the provided container and not on the property grounds. Parties and excessive noise are strictly forbidden; breaches may result in immediate eviction without a refund.

    • Commercial Photography/Filming: The use of the property for commercial photography, filming, or videography (including but not limited to professional photoshoots, brand content, or advertising) is strictly prohibited unless a prior written agreement is made. An unauthorized commercial use fee of $900 will be charged.

    • Quiet Hours: Please respect our neighbors by observing quiet hours between 10:00 PM and 8:00 AM.

    • Candle-Free Zone: For safety reasons, we kindly ask that you refrain from using candles.

    • Parking: Please park on the driveway only and keep vehicles off the grass.

    • EV Charging: An EV charging station is conveniently located 100 metres away between the car wash and the service station. If you choose to charge your vehicle at Sweet By & By, a fee of $50 per charge will be applied to your credit card.

    • Fireplace: The wood fire is available during the traditional burning season from Anzac Day (25 April) to the October long weekend. We will provide everything you need to kindle the fire during these months.

    • Bike Storage: Secure onsite storage is available if requested in advance. Please note that bikes are not permitted inside the building.

    • Energy Use: We kindly ask that you turn off lights, fans, and heaters when leaving the property or not in use.

    Check-In and Check-Out

    • Check-In: 3:00 PM. Access instructions will be sent to you on the day of arrival.

    • Check-Out: 11:00 AM.

    • Departure Procedures: Before leaving, please secure all windows, leave used towels in the bathroom, and place rubbish in the bins under the kitchen sink. If your stay includes a bin collection day, (Monday morning) we may need to access the exterior of the property on Sunday to place them by the curb for collection. Please switch off the air conditioning and appliances, return furnishings to their original positions, leave the key inside, and exit via the back door.

    • Lost Keys: A $200 fee applies for lost or unreturned keys.

    Packages & Services

    • If you have booked the "Rest and Recovery for Two" package, please provide your preferred date and time (morning or afternoon). We will coordinate with Ahara Wellness and Recovery Centre, subject to their availability. Please note we accept no liability for services provided by third-party suppliers.

    Damages and Maintenance

    • Guests are liable for the cost of repairs or replacements for any property damage.

    • Please notify us of any broken glassware; there is no charge for this.

    • For the sake of our plumbing, please do not flush any sanitary products, wet wipes, or non-toilet paper items down the toilet.

    • Significant room degradation requiring professional cleaning will result in a $200 fee plus additional costs and lost tariff charges.

    Safety and Liability

    • Security: For your safety, security cameras are located at the front and rear of the building. There are no cameras inside.

    • Liability: Sweet By & By is not responsible for injury, illness, or loss of property, except where required by Australian Consumer Law. We strongly recommend purchasing travel insurance.

    • Weather & Unforeseen Circumstances: We are not responsible for the impact of adverse weather. Should the property become unavailable for any reason, we will offer a date change, voucher, or a full refund.

    Feedback

    • If you encounter any issues during your stay, or if a neighbor raises a complaint about noise or behavior, please contact management immediately so we can address the matter. Any unresolved complaints must be submitted in writing prior to your departure.

    As a small thank you, please feel free to take the fresh flowers home with you when you depart.

    • EV Charging: Public EV charging station conveniently located just 100 metres away.

    • Secure Bike Storage: On-site bike storage available upon request (please notify us in advance).

    • Mountain Bike Wash Area: Dedicated outdoor area with hose access for cleaning mountain bikes after a ride.

    • Laundry Facilities: Washing machine (with detergent capsules supplied) and separate dryer.

    • Garment Care: Iron and dedicated drying rack for clothing.

    • Private Access: Private entrance for maximum seclusion and security.
